Information for Mortgage Loans
Members may apply for mortgage loans for owner-occupied homes, rental property, farms, ranch properties, home improvement loans and the like. Our mortgage rates are competitive. We do not, however, make “home equity” loans.
The Catholic Family Fraternal of Texas - K.J.Z.T. has a very fine statewide reputation for its mortgage loan business. Our friends, as well as our competitors, agree that we are prompt, reasonable, and fair. The people who recommend us the most are those who have done business with us -- and they should know.
Information about the K.J.Z.T. policy pertaining to loans may be obtained from the State Officers and State Directors of the Catholic Family Fraternal of Texas - K.J.Z.T. A brief outline of requirements and the policy is as follows:
1. Amount allowed for loans: 80% - According to purchase price.
2. City Loans (for Lots or less than 10 Acres) According to purchase price. Farm Loans (over 10 Acres) According to purchase price, appraisal valuation, use and productivity. Certified appraisers may be required.
New Loans - $10,000 Minimum
Additional Loans - $5,000 Minimum
Investment Loans - According to purchase price
3. Interest Rates For 100% Family Membership:
Farm and City property Fixed Interest Rates:
10 Year Fixed – 6.00%
15 Year Fixed – 6.25%
20 Year Fixed – 6.50%
30 Year Fixed – 6.75%
Non homestead (Investment Properties)
10-15-20 Year Fixed – 7.25%
Interest rates are subject to change at any time by Board of Directors.
4. Retain an attorney to prepare your legal documents and to guide you.
5. Origination Fee: $5 per $1,000 This non-returnable fee shall accompany each loan application at the time that it is submitted. This check shall be made payable to the Catholic Family Fraternal of Texas. Returnable only when KJZT declines loan.

e. Legal Description
f. Good Faith Estimates Sheet (signed)
g. Disclosure Statement (signed)
h. Survey
i. Credit Report (may be required)
j. Photographs of Subject Property
k. IRS 1040 tax statements and W-2 forms for the last 2 years
l. Certified appraisal for loans over $100,000.00
7. The applicant shall be responsible for the payment of the following costs and legal fees:
a. Taxes
b. Insurance
c. Flood Insurance (when required)
d. Notary Fees
e. Title Policy Fees
f. Survey and Recording Fees
g. Legal Fees to the Legal Adviser of the Catholic Family Fraternal of Texas
8. Surveys, Plans and Specifications, Supplements, Title Policies, Insurance Policies and Tax Receipts remain on file in the State Office until the loan is paid in full.
9. Loans shall be secured by a first lien on the property securing the loan - i.e. Vendor's or Mechanic's and Materialman's Lien in addition to a Deed of Trust. Compliance with homestead requirements is mandatory for Homestead Loans.
10. Interim financing acquired through a financial institution.
11. Prepayment is allowed.
12. The Board of Directors may require combining loan balances of existing loans with additional loans.
13. Specific information may be obtained from the State Office or the State Director of the Catholic Family Fraternal of Texas in your area. The applications for loans are processed by the President of the Catholic Family Fraternal of Texas, Austin, Texas. Information and the necessary forms may be obtained from the State Officers and State Directors of this Fraternal Insurance Benefit Society, whose names and addresses are as follows:
